Hello Mr. Sellars,

Thank you for your response. We have issued initial payments to you for the shed and kennel replacement, the 2021 tree removal invoice, the electrician invoice, and the approved personal property items. I have reattached a copy of the claim documentation to this email and hard copies were also mailed to you as requested on 1/13/2026.

Upon completion of the repairs, please submit to our office the final invoice and we will send to you, the recoverable depreciation and any other money that is owed at that time, such as a paid when incurred or code upgrade.

Upon replacement of the personal property items, please submit to our office the paid receipt/invoice(s) and we will send to you, the recoverable depreciation. Please keep in mind that if you spend less than estimated for the items replacement, we will release the recoverable depreciation payment up to the amount you spent.

Below is a list of the personal property items not approved that was previously provided:

- Husqvarna 150BT 50.2cc 2-Cycle 434 CFM 251 MPH 2 - photo shows a picture of the box, but no damage photos supporting damage to the item

- AlorAir Basement/Crawt Space Dehumidifiers 198 PPD (Saturation), 90 PPD (AHAM) 5 Years Warranty, HGV Defrusting System, CETL, up to 2,600 Sq. Ft, Remote Monitoring - no damage in photos

- ALORAIR Storm LGR Extreme Smart WIFi Commercial Dehumidifier with Pump, 180 PPD at AHAM, 5 Years Warranty, cETL Listed, Memory Starting, for Damage Re - no damage in photos

- DEWALT 20V MAX Cordless ImpactWrench, 1/2-Inch, Tool Only (DCF889B) - no damage in photos

- GENERAC 6500W GENERATOR W CORD STORM $699.00 - no damage in photos

-Scotts Halts Crabgrass & Grassy Weed Preventer, 5,000 sq. ft. - bags are not punctured/ripped in the photos

-DeWalt DCST922 20v XR Brushless 14Foldable String Trimmer - no damage in photos

-NorthStar tow-behind trailer boom broadcast and spot sprayer - no damage in photo

- Pella full-view storm/screen door - photo shows a picture of the box, but no damage photos supporting damage to the door

- Hitachi C10FCE2 10-inch compound miter saw - no damage in photo

- Antique Table Base - No damage in photo

Mrs Taylor,
Please explain this in plain language. While I understand the general claims and settlement process, I do not understand what you are implying in this instance.


  *   When you refer to an “estimate with contents settlement,” please clarify precisely what that means. I understand that insurers may evaluate, accept, or reject specific line items as part of a contents settlement; however, my recollection is that several items were previously rejected via email. Have you sent any additional documentation or revised determinations by mail that I should be expecting?


As noted before, although I understand the insurer’s obligations and the standard process for resolving a claim, we are having ongoing difficulty understanding your communications and the current path to settlement. This lack of clarity has made it challenging to move the claim forward.
If we are unable to reach a clear, documented, and satisfactory resolution soon, we will need to involve the Pennsylvania Department of Insurance for assistance in clarifying responsibilities and resetting the settlement process. This is also why I previously requested that this case be transferred to a Pennsylvania-based settlement professional with appropriate local and state expertise.
Please confirm the current status of the claim and next steps clearly and in writing.
